Why Buying During the "Off-Season" is a Great Time to Buy!
There are a myriad of reasons to be a home buyer during
the winter months in Idaho. I'll attempt to break down the top 3 reasons why for you.
#1 The buyer pool is smaller.
Let's face it--our winters are
not mild. You can have a blizzard in the morning, sunshine in the afternoon and
extreme wind in the evening; yes all in the same day. It's part of what makes Idaho interesting, but what does this mean for
you as a home buyer? Well, most aren't as tough as you or our winters. Less
competition means the less likelihood of getting into a bidding war. Win!
#2 Sellers are more motivated.
Motivated sellers are typically more accepting of negotiating on "firm" pricing. My experience handling buyers
during the winter time has lead me to be able to successfully negotiate less-than list prices, as well as having the sellers agree to pitch in for the buyers closing
costs and pre-paid fees. As a buyer this means less out of pocket/up front
fees.
#3 Prices are more competitive.
Traditionally the market prices in our area
soften during the winter. Sellers have their home on the market because the
NEED to sell. For example, the Boise market has seen 37%, and Caldwell 44% of the active listings on the market participating in price reductions in anticipation of winter and the slower moths ahead of us. With current market trends and price reductions coupled
with sellers more willing to negotiate and fewer buyers NOW is definitely a
great time to be a buyer.
There could potentially be some tax
benefits if you are able to close by the end of the year--you would want to
consult your account on how to reap those benefits!
So, don't fight the crowds at the store this Christmas
season. Instead, let's find a new rooftop for Santa to visit. Don't forget to leave carrots for Santa!
